Reservation fee

Takes the plot off sale for 42 days and fixes the price in writing. It comes off the purchase price at completion, and you get a written reservation form with the plot number, the price and the target completion month on it.

Exchange deposit

Exchange happens within 42 days of reservation. Your solicitor holds the deposit; we do not touch it until legal completion. If your lender is slow, we extend rather than release the plot, as long as you keep us informed.

Estate management charge

Covers the two greens, the orchard, the private drives and the pumping station. Held by a residents company that every owner becomes a member of. The budget is published each January and the charge is capped to CPI for the first five years.

Ground rent

Every one of the 68 homes is sold freehold. There is no ground rent, no leasehold, no deferred payment and no clause that lets us change either after you buy.

Optional extras

Worktops, tiles, flooring, paint colours and the kitchen layout are choices inside the price. Extras are genuinely extra: a second car charger, a garden room base, wardrobes to bedrooms two and three. The price list carries every one of them.

Two year cover

Two years direct with our own team, then eight more under the NHBC Buildmark structural warranty. You report to a person, not a portal, on the number in your home file.

Help with the move

Part exchange, assisted move, deposit and stamp duty.

Which schemes apply depends on the plot and the release. Sofia checks it against your plot before you reserve, not after.

Part exchange

Up to 100% of the agreed value

We buy your current home at a value agreed from two independent valuations, so there is no chain and no estate agent fee. Available on plots over £480,000.

Assisted move

We pay the agent fee

You stay in your home while we instruct and pay a local agent to sell it. You keep the sale price and we cover the commission up to £4,500.

Deposit contribution

Up to £15,000

Five per cent of the purchase price towards your deposit on selected plots reserved before 31 October, or taken as flooring, blinds and turf instead.

Stamp duty paid

On plots 3, 7 and 22

We settle the stamp duty land tax on the three plots released this month. That is worth £11,450 on plot 7 at the standard residential rate.

Register your interest

You get the price list, the plot plan and the specification by email the same day, then a call when a plot in your bracket is released.

Visit the sales suite

Thursday to Monday, no appointment needed. We walk the site in boots, show you the show home and mark your plot on the layout.

Reserve for £1,000

The plot comes off sale for 42 days and the price is fixed in writing. The fee comes off your purchase price and is refundable for 14 days.

04

Choose your finishes

Worktops, tiles, flooring and paint, chosen with our interiors manager while the plot is at first fix. Nothing is charged as an extra unless you ask for it.

05

Home demonstration

Two weeks before legal completion you spend an hour in the finished house learning where everything is and how the heat pump runs.

06

Keys and two year cover

You complete on a date agreed ten weeks in advance. Your site manager visits at seven days and eight weeks, and stays your contact for two years.
