Rooms and rates
Rates are per room per night and include a cooked breakfast, the spa, and free cancellation up to 48 hours before arrival. Prices rise at weekends and through July and August; the figure below is the lowest we publish.
Second and third floor, rear
The smallest rooms in the house and the quietest, tucked at the back away from the seafront road. Everything the larger rooms have, in less floor.
First and second floor, side
Original 1824 sash windows onto the square, restored shutters, and a marble bathroom put in during the 2016 refurbishment.
First to third floor, front
Front of the house, window the full width of the room, nothing between you and the water but the promenade. Secondary glazing keeps the road out of it.
First floor, front, two only
The two best rooms in the building, on the first floor, with the wrought iron balcony and a separate sitting room. Two people fit comfortably and three fit fine.
Fourth floor, one room only
The old servants floor, opened up into one room under the beams. Stairs only above the third floor, and worth the climb.
Second floor, side
Two full doubles in one room rather than a bunk in the corner, which is why families and two couples both book it.

Four treatment rooms, a hammam and a small hydro pool in the vaulted basement, open to residents from seven in the morning until nine at night. Non residents can book treatments Tuesday to Sunday.
House notes
From 15:00, earlier if the room is ready, and we will take your bags either way.
By 11:00. A late checkout at 13:00 is £25 when we have the room free.
Regency Square underground car park sits under the gardens, forty metres from the door, £18 for 24 hours. We cannot hold spaces.
Two rooms take dogs at £20 a night. They are welcome in the bar and the hall, not in the dining room or the spa.
Any age in the Regency Twin and the Suites. Cots are free, an extra bed is £35, and the spa is over sixteens only.
Lift to the third floor. One ground floor room has a level entrance from the side street and a wet room. The Attic is stairs only.

One night is taken at booking and refunded in full if you cancel more than 48 hours before arrival. Inside 48 hours we keep the first night.
Reception answers until eleven at night, and the enquiry form goes to the same place.
