How quickly can you let my property?

Our average across the last twelve months is 16 days from photographs to signed agreement. A well-priced two bed in PL1 or PL4 usually goes faster than that. If we are still marketing after 21 days we come back to you with evidence and a revised figure, not excuses.

What happens if the tenant stops paying?

On rent collection and fully managed we contact the tenant the day a payment is missed and write to them on day five. You hear from us before you notice the gap. Rent guarantee costs £22 a month and covers up to £2,500 of rent a month plus legal costs.

Can I use my own contractors?

Yes. Give us the names and we will use them for anything that is not an out-of-hours emergency, provided they hold public liability cover and, for gas work, a Gas Safe registration we can verify.

Do you take a commission on repairs?

No. Contractor invoices are passed to you at cost and attached to your statement. We agree a spending limit with you, normally £250, and ring you above it.

How much deposit can you ask a tenant for?

Five weeks of rent where the annual rent is below £50,000, six weeks above it. It is protected with the DPS within 30 days and the prescribed information is served the same week.

I am a tenant and something has broken. What do I do?

Report it through the repairs form on the contact page, or call 01752 306 489. If there is a gas smell, a flood, or no heating in winter, call rather than write and it is treated as an emergency.
