A price before the work

Every matter starts with a written quote or an hourly estimate with a cap. If the job changes, we tell you before the cost does.

A named solicitor

You get a person, a direct dial and an email address. Not a case reference and a general enquiries inbox.

Plain English, in writing

Advice you can act on without a dictionary, confirmed in a letter you can read twice and show to your family.

A reply within one working day

Every call and email is answered within one working day, even if the answer is that we need longer to look at it.

Fixed fee conveyancing

Price your move before you ring anyone.

Our conveyancing scale is published, so the quote on this page is the quote in the letter. Move the price, choose freehold or leasehold, and you will see our fee, the VAT, every search we pay for and the stamp duty.

  • No sale
    No completion, no legal fee

If a purchase falls through you pay only for searches already ordered.

  • Every week
    Thursday update

An email or a call every Thursday, even in the weeks when nothing has moved.

  • One person
    A named conveyancer

Named on your quote with a direct dial. You will not be passed around a team.

What happens next

Every matter, step by step, before you commit.

Most people who ring a solicitor have never used one. Here is the whole road for each of our services, with the point at which money is due.

  1. Day 1

    Quote and file opened

You get a written quote with every disbursement listed. Once you accept, we open the file the same day and send your ID checks.

  2. Week 1 to 3

    Contract pack and searches

Searches ordered within 48 hours of your payment on account. On a sale, the contract pack goes out within five working days.

  3. Week 3 to 8

    Enquiries and report

We raise enquiries, chase the other side twice a week, and send you a plain English report on title before anything is signed.

  4. Exchange

    Dates agreed in writing

Completion date agreed by the whole chain before contracts are exchanged. Deposit sent, no date moves after this point.

  5. Completion

    Keys and registration

Funds sent first thing, keys released by lunchtime in most cases. Stamp duty filed within 14 days, Land Registry application within four weeks.

The Thursday update meant I never had to chase anyone. Our chain had five parties in it and Marsh & Bell were the only firm anybody could get hold of.

A. Rowntree · Sale and purchase, Eaton

Idris told me at the first meeting what the likely outcome was and what it would cost. Both turned out to be right, which I did not expect.

M. Fenn · Divorce and consent order

A fixed fee rather than a slice of my mother's estate. Hannah explained every letter from HMRC before I had to ask.
